The property is being sold with a published reserve of $70,000. Once the bid is reached the auction with be consided an Absolute Auction, and this property will have a new owner. TERMS & CLOSING FOR REAL ESTATE:   Purchaser shall make a down payment at the conclusion of the auction of $5,000.00 in the form of cash, certified check, cashier’s check, or good personal check secured by purchaser’s personal demand note payable to the RE/MAX 100.  Balance to be paid for a special warranty and insurable title on or before 30 days.  Possession with deed. BUYER’S PREMIUM:  A 10% Buyer’s Premium will be added to the winning bid to determine the contract selling price for real estate. PRIOR SALE:  Property is subject to prior sale. Property is selling AS IS and not subject to financing, appraisals or inspections. Buyers may obtain inspections at their own expense. Buyer to waive lead base paint inspection.   Buyer is to verify lot size, square footage, restrictions, floodplain, and taxes. Auctioneer/Broker/Seller will not be liable for this information.
